Spring is breaking across the country, yet the headlines continue to paint a grey picture of the state of real estate. While the media tells a gloomy story of what is going on around the nation, here in the Pacific Northwest our story remains… extremely positive. Not only has our much anticipated Spring finally arrived, but our real estate market never left. This is attributable to at least two factors unique to our area. The first is our economy’s continued growth, the second is our location.

The health of a housing market is tied to the region’s underlying economic base. In our area national statistics and headlines do not tell the whole story as our local economy has remained vigorous. What’s the truth? Economic and employment growth drives expansion of population, income and demand for real estate. Over the past 40 years our Puget Sound regional economy has expanded faster than the national economy; our growth has exceeded that of most other west coast cities. The State of Washington is producing jobs at nearly three times the national average with over 57,600 jobs added in the last 12 months. This faster-than-average growth is a long-run trend that transcends business cycles and is projected throughout the foreseeable future. New jobs bring increased population which brings an increased demand for housing; all of which is happening in a real estate market where new construction home starts are at a 10-year low. With fewer homes being added to our market, the demand for existing homes naturally grows.

Here in the Pacific Northwest, as the fog of winter lifts, it reveals the other reason our area cannot be compared to the rest of the nation—water. We are surrounded; waterfront or water views, we can’t get enough. The astounding natural beauty of the Pacific Northwest enhances our lives and the value of our homes. This is especially true when it comes to luxury homes and what makes them exceptional. These special properties represent a precious commodity with limited availability, an icon to luxury status. The robust quality of our local economy is reflected in the luxury properties presented in this issue of Exceptional Properties International.
